Sutton Council has officially announced the selection of Genr8 Kajima Regeneration Ltd (GKRL) as its preferred development partner for the next exciting phase of the Sutton town centre regeneration. This partnership aims to transform key sites, including the St Nicholas Shopping Centre, Civic Offices, Gibson Road car park, and Secombe Theatre, into a vibrant community hub.
Central to the regeneration plans is creating a brand-new Civic Hub, which will serve as a “front door” for residents to access council services and partner offerings right on the high street. This innovative hub will also feature a new library and community spaces, with an expected completion date set for mid-2029.
The plans include constructing approximately 740 new homes, with 50% designated as affordable housing to support local families. This includes nearly 300 homes earmarked for social rent, addressing the urgent housing needs in the community. In addition, the public realm will be enhanced, creating improved access points to the town centre.
The project will also introduce new retail spaces, providing opportunities for existing and new businesses and a range of leisure facilities. This mix of activities aims to deliver a fresh experience for both Sutton residents and visitors, ultimately strengthening the local economy.

Councillor Barry Lewis, Leader of the London Borough of Sutton, said: “This exciting scheme is a key part of our ambitious plans to build a vibrant and sustainable town centre for all Sutton residents. These plans will give our residents a new ‘front door’ to the Council and our partners right on the High Street. We want to create a place that is open to everyone in the community all day and evening. New retail, leisure, and community uses in the St Nicholas Centre will provide more choice and improve the long-term future of our main town centre. This scheme will also mean no new blocks on the high street, with mid-rise development on the Civic Centre and Gibson Road car park sites. Meanwhile, local families will gain much-needed new social housing to support them through the national housing crisis.”
