Topping out marks milestone for €100M residential project in Dublin

O’Neill Court, our development of 258 homes for rent in Belmayne, North Dublin, has topped out. Just over a year since works commenced in September 2022. The scheme, which is being delivered in a joint venture between Kajima and Bartra, will comprise a mix of one-, two- and three-bed homes with 500 sqm of residential amenity facilities.

O’Neill Court is set to achieve the LEED Gold Standard for sustainability (Leadership in Energy and Environmental Design, U.S. Building Council). Several modern methods of construction have been incorporated to build the development sustainably. By utilising techniques such as precast twin walls, volumetric bathroom pods, and BIM (Building Information Modelling) to coordinate the design and manufacture of several elements, the overall carbon footprint of the site and waste was significantly reduced while achieving a high level of quality.

Designed by McCrossan O’Rourke Manning Architects, the development consists of three buildings, up to seven storeys. Residents will have access to amenity facilities, including a fully equipped gym, media room, workstations, parcel reception, concierge, and relaxation area. The homes will be suitable for professionals and families looking for suitable suburban living near the city centre, as the site is supported by good infrastructure, connections, and local amenities.

The three buildings surround two podium gardens that provide high-quality landscaped green spaces for residents and play areas for children. The gardens sit above accessible parking, including 400 bicycle parking spaces, with all car parking spaces being electric vehicle parking compatible. Further trees and planting will be delivered on the ground level to create an attractive new streetscape.

As part of the plans, and working with an Approved Housing Body, 50 homes will be available for social residents, with the remaining 208 homes provided for private rental. Construction is expected to be completed in mid-2025.
